Shared Ownership – Wales
Buy an initial share of a home (typically 25%–75%) and pay rent on the rest, increasing your share over time when you can afford to.
Help to Buy – Wales
A shared-equity loan for new-build buyers, where the government lends a percentage of the purchase price alongside your mortgage and deposit.
Homebuy – Wales
An equity-loan scheme that helps eligible buyers purchase a home with the help of a percentage loan.

Buying a new build: what to look for
A few things worth checking before you reserve your new home.
Warranties & build quality
Most new homes come with a 10-year structural warranty (NHBC, LABC or Premier Guarantee). Ask which applies and keep the paperwork safe.
Energy efficiency
New builds are far cheaper to run than older homes. Ask to see the predicted EPC and running-cost figures.
Reservation & timescales
You will usually pay a reservation fee to take a plot off the market. Buying off-plan? Get clear, written completion timescales.
Incentives
Builders often offer deposit help, stamp-duty contributions, flooring packages or part-exchange. Always ask what is currently on the table.
Snagging
Note any defects (a “snagging list”) for the builder to put right. Many buyers use an independent snagging inspector for larger purchases.
